involved with the larger “warranty” providers; then perhaps a "Council of Mortgage Lenders" (CML)
Professional Consultants Certificate (PCC otherwise known as an Architects Certificate) is the right
vehicle for you.
P2 architects are, qualified to, and can provide and issue Professional Consultants Certificates for new
build residential properties and developments for those who not meet NHBC or Zurich certification
eligibility. We are able and empowered to issue Professional Consultant Certificates following the
completion of a dwelling / dwellings and blocks of flats.
What is a Professional Consultants Certificate / Architects Certificate (link to CML FAQ)
A certificate can be signed by a Chartered Surveyor or an Architect. The certifier must have the correct
Professional Indemnity Insurance and must agree to keep that insurance for a minimum six years into the
future. The certificate is intended to act as a guarantee to the lender that the house is the same as on the
approved plans, is built in the correct location and constructed to acceptable standards. It is not a
replacement for the NHBC or similar schemes.
The lender will require an insurance backed warranty before handing over any money for the build. In
practice this will be done in stages, following an inspection by the certifier.

What are the advantages of obtaining a PCC?
This form of the certificate has been pre-approved by the Council of Mortgage Lenders. The main
advantage is that the majority of lenders will offer a mortgage against it. This can prove extremely valuable
if; you are selling the property and the purchaser needs a mortgage; you wish to raise a Buy-to-Let
mortgage against the property.
The certificate is valid for 6 years from date of issue and is transferable to future purchasers of the
dwelling.
